  • Property Disclosure - We review all inspection reports and other documents pertaining to the condition of the property and full disclosure of its defects.
  • Review of Written Seller Disclosure - We will review this statement so that you can choose to accept or specify the remedy for each fault disclosed.
  • Appraisal Contingency - We will explain to you what this means.
  • Home Warranty - We will explain to you the option of a home warranty plan to reduce your risk of repair when purchasing a property.
  • Building and Termite Inspections - We recommend that you obtain professional building and termite inspections.

  • Offer Preparation - We prepare a written offer on the property that you choose to purchase, with terms approved by you.
  • Building and Termite Inspection Remedies - We will work with you to request the Seller to remedy the items you specify after your review of the building and termite inspection reports as your Offer to Purchase specifies.
  • Negotiation Strategy - We will prepare a negotiating strategy for the property that you have selected, which includes a written Competitive Market Analysis and advice on the initial price and terms to offer where permitted.
  • Offer Presentation - We endeavor to present your purchase offer directly to the seller in the presence of the listing associate.
  • Walk-Through - We will accompany you on a thorough walk-through of the property (if one is provided for in the sales contract) before closing, and we will assist you in dealing with any problems discovered during the walk-through.
  • Closing The Sale - We will monitor and inform you of the progress of the purchase agreement, including the satisfaction of all contingencies and conditions during the entire transaction.
  • After-Sale Service - We will contact you after the closing to follow up on remaining details or service needs
  • Service Satisfaction Survey - We will provide you with a confidential opportunity to give an evaluation of our services.

In the real estate world, a large group of people are looking to buy homes at any given time. These are the seller's best prospects. This ready group of buyers is wasted, however, if your house is overpriced.

People who have been shopping around and are accustomed to comparing properties will probably refuse to look at your home with an unrealistic price tag. You and your real estate agent may know that you would sell for $10,000 less, but the buyers do not know this. As a result, your overpriced property receives little attention.

Don't be fooled into thinking that your house is worth more than someone is willing to pay for it, or that it's just a matter of waiting for the "right" buyer to show up. Surveys show that the longer a house is on the market before being sold, the greater the drop in price from the listing price when it does sell. The buying public eventually sets an accurate price. An overpriced house just sits on the market, waiting for a price adjustment before it will attract a buyer.
